1. About Twink Mansion

Twink Mansion (“we”, “us”, “our”) operates a 12-bed guesthouse in Boscombe, Bournemouth. These Terms apply to all bookings made via our website, by email, telephone or in person.

2. Bookings & Contract

• A booking is confirmed when you receive a Booking Confirmation email.
• Payment must be successfully received for the booking to be valid.
• You must be at least 18 years old to place a booking.
• You are responsible for ensuring all booking details are correct.

3. Prices, Payments & Security

• All prices are in GBP (£) and include VAT where applicable.
• Payments are securely processed by Stripe; we do not store your full card details.
• We may pre-authorise or take full/partial payment depending on rate type.
• Any remaining balance is payable on arrival unless agreed otherwise.

4. Cancellations, Refunds & No-Shows

Refunds for fully-paid bookings are processed according to the timings below. These terms match our automated refund system.

• More than 24 hours before check-in: 75% refund (a 25% admin fee is retained).
• Within 24 hours before check-in: 50% refund.
• Once check-in time has passed, or the stay has started: no refund is available, and refunds cannot be processed automatically.
• No-shows: no refund.
• Refunds are returned via Stripe to the original payment method.

We reserve the right to cancel bookings in exceptional circumstances (e.g., safety issues or operational emergencies). In such cases a full refund will be issued.

5. Check-in, Check-out & Access

• Standard check-in/check-out times are shown during booking.
• ID may be requested upon arrival.
• Only registered guests may stay overnight; visitors must leave by the agreed time.

6. House Rules & Behaviour

Twink Mansion promotes a friendly, respectful, inclusive environment.

• Respect other guests, staff, neighbours and the property.
• Keep noise to a reasonable level, especially during quiet hours.
• No smoking or vaping indoors. Charges may apply for breaches.
• No illegal drugs on the premises.
• No abusive, dangerous, discriminatory or harassing behaviour.
• Nudity: Nudity is welcome at Twink Mansion as long as it does not cause upset or offence to other guests. Guests must be respectful of others’ comfort levels. If unsure, please ask a staff member before participating.

Serious or repeated breaches of house rules may result in removal without refund.

7. Damage, Loss & Security Deposits

• You are responsible for any damage caused by you or your party.
• Charges may apply for repair, replacement or extra cleaning.
• We are not liable for loss or theft unless caused by our negligence.

8. Age Limits & Group Bookings

• Some age restrictions may apply; these will be shown at booking.
• Group bookings of 6+ guests must be agreed in advance.

9. Parking, Facilities & Third-Party Services

• Parking is subject to availability and at your own risk.
• Some facilities may be limited or closed at times.

10. Internet & Fair Use

• Wi-Fi is provided for reasonable personal use.
• No unlawful or harmful use is permitted.

11. Liability

Nothing in these Terms limits our liability for death or injury caused by negligence. Otherwise, our liability is limited to the amount paid for your booking.

13. Changes to These Terms

We may update these Terms from time to time. The version in force at the time of your booking applies.

14. Governing Law & Complaints

These Terms are governed by the laws of England and Wales. Please contact us promptly if any issue arises during your stay.
